Standardized grading and valuation methodology for recovered building materials. These codices establish transparent pricing for the secondary materials market and feed directly into loan-to-value calculations for the RCM structure.

Excellent
Minimal wear, no damage. Suitable for primary structural use.
100% salvage value
Good
Minor cosmetic wear. Structurally sound, full reuse.
75–90% salvage value
Fair
Moderate wear or minor damage. Usable with remediation.
50–74% salvage value
Salvage
Significant wear. Usable for non-structural or secondary.
25–49% salvage value
Recycle Only
Not reusable as-is. Material value through recycling.
10–24% salvage value
Contamination Protocol
Every material is tested before grading. Contaminated materials are flagged and gated from the marketplace.
Clean
No contaminants detected. Cleared for listing and reuse.
Lead
Lead paint detected. Requires abatement before reuse. Cannot be listed on BOH.
Asbestos
Asbestos-containing material. Requires licensed removal. Cannot be listed.
Mold
Active mold present. Requires remediation. Cannot be listed until cleared.
Untested
Awaiting lab results. Held in quarantine. Not available for sale.
Valuation Methodology
Salvage value feeds directly into the RCM equity equation. Material recovery revenue offsets project cost before loan funds, reducing LTV ratios.
